Verify the asset and the seller
Property fraud often begins with an assumption that a copy of one document proves complete ownership. Review the chain of title, seller identity and authority, property description, possession, dues and the record maintained by the relevant authority, society, cantonment or land agency.
Karachi properties can fall under different authorities and tenure systems. The correct verification path depends on the property, not merely the city.
Due diligence before payment
Do not let a token payment replace verification. Make payment milestones conditional on clear documents, approvals and transfer steps.
- Original title and chain documents
- Seller CNIC and authority to sell
- Mutation, lease, allotment or society record as applicable
- Encumbrance, mortgage and litigation checks
- Property tax, utility and maintenance dues
- Approved plan, use and construction status
- Physical possession and boundaries
- Power of attorney validity where used
Draft the deal around unresolved risk
The sale agreement should identify conditions, document delivery, payment method, transfer date, taxes and charges, vacant possession, default consequences and refund rights. Boilerplate statements that documents are clear are weaker than specific obligations and evidence.
Registration and transfer
Execution, stamping, registration and authority transfer are connected but may be distinct steps. Confirm which actions legally transfer the relevant interest and which merely update an administrative record. Keep verified copies and payment evidence after completion.
Common questions
Questions people ask about this issue
Is an allotment letter enough to buy property safely?
Not by itself. The complete title and authority record, identity, dues, possession, encumbrances and transfer requirements should be checked.
Can a power-of-attorney holder sell property?
The instrument, authentication, scope, current validity and underlying ownership must be reviewed. A power of attorney should not be accepted on appearance alone.
